Riverside has changed more dramatically over the past decade than almost any other community in the Northland. What was once a quiet river town known mainly for the Argosy Casino has evolved into one of the fastest-growing residential areas in the KC metro, with new development pushing into previously commercial and agricultural land along the Missouri River corridor.

The Red X development area is the centerpiece of Riverside's transformation. Named for the former Red X grocery store that once marked the intersection, this area is bringing hundreds of new residential units along with retail and commercial space. The new homes here feature modern designs on compact urban lots, and the lawns are fresh sod installations that need careful establishment care. We are building our Riverside customer base in Red X as these homes come online, providing the early-stage lawn management that sets up healthy turf for years to come.

Old Town Riverside is the original residential core, centered around the Riverside Community Center and the streets between NW Vivion Road and the river. These homes date from the 1940s through 1970s and have the mature trees and established landscaping that comes with decades of residential use. The character here is completely different from the new development -- narrow lots, big shade trees, and lawns that have been mowed for fifty years or more. Our approach in Old Town focuses on rehabilitation and maintenance rather than establishment.

Riverside Commons is a planned community with consistent lot sizes and HOA standards that keep the neighborhood looking uniform and well-maintained. We service several homes in Riverside Commons with our standard mowing package, and the predictable lot sizes make it one of our most efficient routes.

The Missouri River's proximity to Riverside creates unique lawn care considerations that do not exist in other Northland communities. Some lower-lying properties sit within the flood plain, and the soil in these areas is river-deposited silt and sand that drains quickly but also dries out fast during summer. We see more drought stress on riverside properties during July and August than anywhere else on our routes, and our fertilizer applications for these properties include formulations that promote drought tolerance.

The Argosy area and Riverside Business Park represent the commercial side of Riverside, but there are residential pockets interspersed that we service regularly.
